Article V. PUBLIC SITES AND OPEN SPACES  


(1)

The subdivider may give consideration to suitable sites for schools, parks, playgrounds and other areas for public use so as to conform with the recommendations of the commission. Any provision for schools, parks, etc. may be indicated on the preliminary plat.

(2)

No individual, partnership, firm or corporation shall deepen, widen, fill, reroute or change the course or location of any existing ditch, channel, stream or drainageway without first obtaining written permission of the City of Duncanville or other agency having jurisdiction.

(3)

In cases where a subdivision contains or abuts a school, park or playground and where proper planning indicates, if required by the commission the developer shall dedicate a 60 foot right-of-way for a street. The city will participate with the developer in the additional street improvements as set forth in article IV, section A, paragraph (11) of this ordinance. The developer will be required to pay the full cost of all utilities necessary, except as set forth in article VI, section C, paragraphs (4) and (5).
